Imagine a bustling Vancouver neighborhood transformed by a towering addition to its skyline. A 26-story rental housing project is proposed for West Broadway, just a stone's throw from the future South Granville SkyTrain station. But here's where it gets interesting: this isn't just about adding height; it's about reimagining a space that's been a local fixture for decades.
Currently, a two-story commercial building stands at 1668 West Broadway in the Fairview area, home to various businesses, including a rotating cast of Asian cuisine restaurants—most recently, Feel City BBQ. Last year, Unicorn Properties and W.T. Leung Architects submitted a rezoning application to replace this structure with a mixed-use tower, blending residential and commercial spaces.
And this is the part most people miss: the proposal isn't just about luxury living. Under Vancouver’s Broadway Plan, the tower would include 208 purpose-built rental homes, with a mix of 166 market-rate units and 42 below-market units. This means a variety of housing options, from 109 one-bedroom units to 20 three-bedroom units, catering to diverse needs.
The design is thoughtful, too. The second level will feature rental homes alongside indoor and outdoor amenities for residents, plus 4,800 sq. ft. of commercial office space. The third level adds more shared amenities, while the ground floor will bring 8,200 sq. ft. of retail and restaurant spaces to liven up West Broadway.
Parking? Covered. The project includes 119 vehicle stalls across three underground levels and five car-share spots in the laneway. Altogether, the tower will span about 162,000 sq. ft., with a floor area ratio density 8.6 times larger than the 18,750 sq. ft. lot—a bold statement in urban development.
But here's the controversial part: Is this dense, mixed-use development the right approach for the neighborhood? While it addresses the housing crunch and transit-oriented growth, some may worry about the impact on local character or traffic. What do you think? Does this project strike the right balance, or is it too much, too soon? Let’s discuss in the comments!
